Position Overview


We are seeking an experienced

Registered Professional Land Surveyor (RPLS) to lead our surveying operations in commercial land development projects throughout Texas. The ideal candidate will have extensive knowledge of boundary, topographic, and construction surveys with a focus on commercial, industrial, and mixed-use development. This role requires proficiency in managing survey crews, reviewing plats and legal descriptions, coordinating with engineers and developers, and ensuring compliance with Texas Board of Professional Engineers and Land Surveyors (TBPELS) regulations.


Key Responsibilities


  • Survey Management & Oversight
  • Manage, review, and certify survey deliverables, including boundary surveys, topographic surveys, ALTA/NSPS Land Title Surveys, subdivision plats, and easement documents.
  • Lead survey operations for commercial land development projects, ensuring accuracy, timeliness, and compliance with project specifications.
  • Review and sign/seal survey documents as the RPLS of record in accordance with Texas regulations.
  • Project Coordination
  • Collaborate closely with engineers, architects, developers, and municipal agencies to support site planning and land development.
  • Provide guidance on property boundaries, easements, encroachments, and legal descriptions affecting development feasibility.
  • Assist in preparing and reviewing plats for submittal to local jurisdictions.
  • Field & Office Leadership
  • Supervise field crews and CAD technicians to ensure proper data collection and deliverable preparation.
  • Perform quality assurance checks on survey data, calculations, and mapping to maintain high professional standards.
  • Mentor junior staff and foster a culture of accuracy, efficiency, and compliance.
  • Regulatory Compliance
  • Maintain up-to-date knowledge of Texas surveying laws, TBPELS rules, and local municipal requirements for commercial projects.
  • Ensure survey operations align with ALTA/NSPS standards and applicable codes for commercial land development.


Qualifications


  • Required:
  • Current Texas Registered Professional Land Surveyor (RPLS) license in good standing.
  • Minimum 5+ years of experience in land surveying, with at least 3 years in commercial land development.
  • Proficiency with AutoCAD Civil 3D, Carlson, or similar survey drafting software.
  • Strong understanding of ALTA/NSPS standards, subdivision platting, and easement preparation.
  • Ability to manage multiple projects, prioritize deadlines, and lead survey teams effectively.
  • Preferred:
  • Experience with GPS, robotic total stations, and LiDAR scanning for large-scale commercial projects.
  • Familiarity with permitting and submittal processes for Texas cities and counties.
  • Excellent written and verbal communication skills for client and agency coordination.
