Sutton Real Estate Company is a local property management company, with over 25 apartment communities to choose from in the Greater Syracuse area, Sutton has an apartment that fits everyone’s location, style, and budget requirements. Presently, Sutton is seeking an energetic, professional, organized and detail-oriented part-time (25-30 hours per week) Assistant Property Manager to join our team at Valley Vista Apartments. The Assistant Property Manager will help manage the daily operations of the property, with a focus on compliance with housing regulations and tenant eligibility
Responsibilities:
Assist with lease signings, renewals, and move-ins/move-outs
Address tenant concerns, maintenance requests, or complaints
Ensure tenants understand income eligibility requirements and lease rules
Collect and verify income documentation to determine eligibility
Ensure compliance with federal/state housing programs like LIHTC (Low-Income Housing Tax Credit), HUD, or local housing authorities
Maintain accurate files and records for audits
Accept rent payments and issue receipts
Help with rent tracking, late notices, and eviction processing if needed
Support in preparing financial or occupancy reports
Show available units to potential residents
Maintain waitlists and ensure applicants meet income guidelines
Conduct background checks, credit reports, and reference checks
Submit work orders and follow up on completion
Conduct unit inspections and ensure safety/code compliance
Answer phones, respond to emails, and greet walk-ins
Handle data entry, filing, and updating tenant records
Support the Property Manager in daily tasks and special projects
Qualifications:
High school diploma or equivalent required; associate degree or higher is a plus.
1-2 years of experience in affordable housing real estate strongly preferred, other related areas will be considered.
Excellent verbal and written communication skills.
Strong organizational and time management skills with the ability to multitask and prioritize effectively.
Proficient in Microsoft Office Suite (Word, Excel, Outlook, Publisher, Word Press); experience with real estate software (e.g., MLS, CRM systems) is a plus.
