Building Authority (“PBAâ€) by performing the following duties.
1. Receives written work orders or verbal instructions from supervisor.
2. Responds to requests for service relating to building maintenance and repair issues or problems from building and facilities’ tenants.
3. Performs general building maintenance and repairs such as plumbing, carpentry masonry work, roof repairs and small engine repairs.
4. Assist with maintaining and repairing buildings and facilities plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
5. Assist with evaluating the condition of maintenance related equipment, tools, and parts.
Replaces worn or damaged parts such as hoses, wiring, and belts in machines and equipment.
6. Assists in the assembly and disassembly of equipment.
7. Assists in the installation and repair of door locks, locking mechanisms and related hardware.
8. Transports or carries tools, supplies and/or equipment to various building, facility or project locations on foot or using company vehicle(s).
9. Erects scaffolding and/or positions extension ladders to make repairs in high places.
10. Assists in HVAC and environmental control functions.
11. Installs building and property signage as required.

1. High school diploma or general education degree (GED).
2. Minimum of One (1) year related experience desired in a general maintenance position to include specific areas such as HVAC, plumbing, electrical and carpentry work experience.

2. Ladders, including extension ladders and scaffolding.
3. Pneumatic control calibration tools.
4. Drill press.
5. Soldering iron.
6. Grinder.
7. Hoist.
8. Calculator.
9. Assorted hand tools including screwdrivers, crescent wrench, pliers, tape measure, and channel locks.
10. Motorized utility vehicle.
11. Personal computer and related peripherals.
12. Windows Operating or networked computer environment.
13. Microsoft Office Suite ’97 or 2000 Outlook application.
14. Simplex Fire Control Panels.

A valid Tennessee driver’s license.
1. Uses basic mathematics skills necessary for completing repairs, maintaining facilities and ordering supplies, equipment and materials such as calculating figures and amounts such as measurements, sums, discounts, proportions and percentages.
2. Knowledge of two-way radio equipment and its proper use.
3. Knowledge of NFPA fire safety codes and other appropriate building codes.
4. Ability to assist in the management of adverse situations such as electrical power outages, snapped or broken power lines and broken, cracked or leaking water lines.
5. Ability to assist in the management of life-threatening emergencies such as fires, bomb threats, and/or serious accidents.
6. Understanding of Occupational Safety and Health Administration (OSHA) rules and regulations.
Must have no felony convictions. Must have no misdemeanor convictions that would compromise the mission of the Public Building Authority.
While performing the duties of this job, the employee is:
1. Walk up to four (4) miles in an assigned shift.
2. Walk up and down stairs and embankments during assigned shift.
3. Climb up and down ladders or scaffolding. Balance and reach, fully extended.
4. Stand, stoop, kneel, or crouch.
5. Crawl through narrow passageways.
6. Traverse uneven terrain.
7. Use hands and fingers to handle and manipulate tools and equipment, and feel dryness or moisture and heat or cold.
8. Reach with hands and arms fully extended.
9. Talk and/or hear within normal range.
10. Smell and differentiate odors.
11. Lift and /or move and carry items weighing up to fifty (50) pounds.
12. Perform strenuous manual labor for extended periods in unfavorable weather conditions.
13. Work in high places or close, confined spaces and areas.
13. Lift and/or move and carry items weighing up to seventy-five (75) pounds.
The employee must be able to assist with carrying an unconscious adult or physically challenged adult out of the assigned facility in the event of a life-threatening emergency such as fire, bomb threat or activation or other causes for building/facility evacuation, on an infrequent, but as-needed basis.
