Essential Job Duties and Responsibilities:


  • With the Property Manager, recruit, hire, and train new maintenance employees; conduct performance reviews and performance improvement counseling in accordance with PMI Human Resources Policies and Procedures; supervise and schedule the daily work of on-site maintenance technicians.
  • To ensure that the property is safe and maintained properly, conduct routine visual inspections of the exterior and interior of buildings, grounds, facilities, and equipment; determine whether repairs or maintenance are needed; follow- up with residents� work orders, as directed by the property manager.
  • Forecast and manage replacement of major capital expense items including life safety systems, HVAC systems, roof systems, utility systems, parking lot surfaces, etc.; purchase supplies and equipment for the property.
  • Make arrangements with contractors for repairs that cannot be handled by on- site maintenance personnel; communicate with the On-site Property Manager regarding all contracts for work performed; monitor and inspect the performance of contractors; reinforce PMI standards and procedures concerning safety and job quality.
  • Assist the On-site Property Manager in preparation for all site REAC reviews and responses to audits, including recommendations for procedural changes;
  • Log onto and update company computer-based records, including maintenance work orders; using the company on-line database, keep accurate, up-to-date records of maintenance expenditures and submit regular expense reports to the On-site Property Manager.
  • Inspect interior and exterior surfaces for painting needs; make sure all surfaces, equipment, and materials are clean when painting is finished.
  • Enforce property owners� and PMI standards for cleanliness; clean common areas frequently.
  • Conduct apartment inspections and coordinate the assignment of maintenance personnel to restore the unit to a �like new†condition;
  • Perform inspections prior to tenants moving out; identify necessary replacement parts, materials for repair, etc.; order materials in a timely manner to be able to begin work immediately following move out;
  • Prepare the Move-Out Inspection when a unit is vacated - clean or refurbish vacated apartment units to ensure a quick turnaround time for units to be available for renting.
  • Keep the site grounds and landscaping neat and clean according to PMI and property owners� standards; repair and replace concrete and asphalt walks and drives;
  • Conduct repairs (routine and emergency), as well as preventive and corrective maintenance, for the following systems:
  • Plumbing systems; electrical systems; appliances; windows, doors, roofing, and siding; heating and air-conditioning systems;
  • Conduct other miscellaneous minor repairs (routine and emergency), as well as preventive and corrective maintenance, as needed.
  • Strive for improvements in work processes and results to better meet company and owner's expectations; promote employee recognition programs and ensure employees are informed of all company communications; maintain a safe and respectful work environment for employees.
  • Respond to life safety emergencies and other critical incidents; coordinate the response with other maintenance personnel and public safety agencies; notify company management personnel as required by emergency protocols.
  • Inspect, maintain, repair, or replace life-safety and emergency equipment, including any item considered a life or safety hazard by REAC, LIHTC, local Codes Department, etc.
  • In cases of maintenance emergencies, contact service contractors (elevator, HVAC, etc.) as needed; follow PMI and manufacturer procedures for the safe operation, testing, and maintenance of emergency generators.
  • Ensure maintenance personnel follow the standards in the PMI Maintenance Manual as well as company, governmental, or agency safety standards; report anything found not to be up to standards; maintain up-to-date Material Safety Data Sheets; coordinate and track all required safety training for maintenance employees.
  • Maintain up-to-date technical specifications documents, including but not limited to: blueprints, as-built plans, wiring and electrical schematics, and utility schematics; be able to locate and operate shut off valves for all major building systems, utilities, and communications equipment.


Qualifications:


  • Candidates should possess a high school diploma/GED or a Trade School Diploma
  • Minimum of 3 years related property maintenance experience preferred
  • Minimum of 1 year of supervisory experience
  • Knowledge of HVAC, CFC general electrical, light plumbing, painting and grounds maintenance
  • HVAC, CFC, EPA Certification preferred
  • Physical - Lift up to 50 lbs; Shovel or lift continuously for up to 4 hours at a time; Work in tight spaces; Work standing for up to 4 hours at a time; safely climb ladders up to 26ft
