The Courtyards at Punahou is a high-rise luxury residential condominium that was developed in 1993. The 35-unit project has amenities that include a swimming pool, exercise facility, and entertainment court for the exclusive use of owners and their guests.


The goal of The Courtyards at Punahou Association is to protect and maintain the project to the highest standards; carefully conserve and manage its resources; and ensure a quiet, secure, and congenial environment for owners.


ESSENTIAL DUTIES AND RESPONSIBILITIES: Duties may include, but are not limited to the following:


  • Supervise and direct all maintenance management personnel, answering general and technical work-related questions and assigning major work duties within the scope of each worker�s job description.
  • Responsible for ensuring maintenance staff complete work assignments in a timely manner and properly completed.
  • Supervise all contract workers working on the premises and ensure they comply with all safety rules of the Association and Federal and State governing bodies.
  • Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house. Coordinate contractor, tenant, and management approvals for work orders that require the use of an outside contractor. Maintains log of work order details.
  • Evaluate the work performance and the complete work of the maintenance staff and shall be responsible for ensuring adequate training, instruction and counseling as needed.
  • Inspect building, grounds, and equipment for unsafe or malfunctioning conditions.
  • Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts (Such as filters, indicator lights, etc.), and periodic testing of the equipment. These systems include, but not limited to air handling units (including both rooftop and bult-up units), re-circulating air systems, water pumping systems, cooling plant, and all plumbing system components.
  • Assist and/or manage with installation and modification of building equipment systems.
  • Respond quickly to emergency situations.
  • Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed daily. Accurately document work to be performed or already completed for each service request, including parts, and provide to the manager by end of the day. Perform all assigned work while assuring the safety of the building's residents and staff and the continuous operation of the site.
  • Perform and/or assist with electrical, plumbing, painting, drywall, carpentry repair and troubleshooting;
  • Perform and/or oversee swimming pool, spa, and HVAC water treatment and testing.
  • Prioritize service calls and follow-up upon completion.
  • Troubleshoot and evaluate equipment/service repairs and/or upgrades needed.
  • Order parts and supplies as required and maintain stock and inventory control.
  • Maintain proper equipment, and equipment inventory to ensure warranty compliance.
  • Manage shop and storage appearance to standards to facilitate quick assessment of supply inventory.
  • Work with Site Manager and board of directors in planning and controlling annual and capital budgets.
  • Be responsive to resident complaints in the areas of safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work order systems. Inform the Site Manager of any resident complaints.
  • Prepare and maintain maintenance logs and records.
  • Promote good public relations with residents, co-workers, and contracted staff through great �people†attitude and resident trust. Always display a friendly and courteous attitude towards residents, other employees, vendors, and contractors.
  • Complete special projects as may be assigned and prioritized by the Site Manager.
  • Coordinate maintenance objectives with the Site Manager daily.
  • Perform, and report on, all work according to the safety standards of the company, OSHA, and health codes.
  • Ensure the cleanliness and appearance of all work areas.
  • Be familiar with and conform to all written operating procedures associated with the site.


EDUCATION AND EXPERIENCE:


  • A minimum of 5 years� experience supervising workers and/or contract workers performing maintenance services to a customer service-oriented facility or any combination of experience and education which would provide the necessary knowledge, skills, and abilities to meet the minimum qualification to perform the essential duties.
  • Bachelor�s degree or equivalent combination of education and experience.
  • Minimum of 5 years of experience in building operations and maintenance, engineering and equipment and systems maintenance.
  • Certificate of completion of college or Technical School HVAC.
  • Certificates of completion of Building Operator Program Coursework, Engineering Technical Training, Building Operation and Maintenance Training.


QUALIFICATIONS: A background check will be required and must be passed. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.


GENERAL REQUIREMENTS, KNOWLEDGE, SKILLS, ABILITIES, AND OTHER CHARACTERISTICS:


  • Ability to read, write, and speak English is necessary
  • Available 24/7 to respond quickly to emergencies outside of work hours.
  • Have personal transportation with a valid State of Hawaii driver�s license.
  • Knowledge of pool and spa maintenance.
  • Ability to manage multiple projects and make decisions that properly reflect the assessment of priority, time, and effort.
  • Knowledge and understanding of blueprints.
  • Strong customer service and communication skills.
  • Demonstrate good work habits including punctuality, regular attendance, and efficient use of time.
  • Possess a positive attitude, a high level of flexibility, and manage interruptions well.
  • Trustworthy, honest, dependable, and hard-working.
  • Willing to take on projects and learn new skills/tasks.
  • Ability to work independently and collaboratively, taking initiative to complete assignments and projects in a timely manner.
  • Knowledge of OSHA standards as pertinent to Residential Condominium facilities.

PHYSICAL REQUIREMENTS:


  • Ability to stand, sit, stoop, and bend daily.
  • Ability to kneel, crouch, climb, crawl, work in confined spaces, work outdoors at heights, etc. to reach items in need of repair/maintenance.
  • Ability to operate safely all necessary hand tools, power tools, move aids, mechanical equipment, measuring, and metering devices.
  • Ability to drive to pick up supplies and/or equipment needed.
  • Occasional lifting, carrying, loading/unloading.
  • Ability to safely lift, carry, push, pull, load, and unload up to 50 lbs.
  • Must pass drug screen
