Job Summary:


Based out of Bridge’s Los Angeles office, Leasing Director, Los Angeles will coordinate and manage leasing efforts for Bridge Industrial in California. The main responsibilities will include management and execution of local office leasing strategy, with key focus on LOI and lease negotiation, management of tenant deadlines for all requirements within leases, broker outreach and interaction, coordination of regional marketing/brokerage events, and working with Regional Vice President and Asset Management Team to ensure consistent execution and reporting. The Leasing Director will also work with the local property management team to ensure proper transition of completed leases.


The Leasing Director will report directly to the Regional Vice President and will be expected to collaborate on a regular basis with the Los Angeles Market Partner, Head of Asset Management and other key corporate employees.


Essential Job Responsibilities:


  • Lead the negotiation of LOIs and leases for all Bridge assets in the target market
  • Coordinate with all relevant parties to ensure lease negotiation meets key asset metrics and secures appropriate approvals from lenders, capital partners, etc.
  • Work with Regional Partner, Regional Vice President and other relevant parties to ensure buy-in from key decision makers on major deal terms
  • Work with each project�s brokerage team to maintain a database of active prospects and all relevant market leasing data
  • Lead the regional market outreach efforts on all projects, inclusive of project level marketing/brokerage events, giveaways and general broker meetings
  • Lead tours with prospective tenants and/or brokers at all Bridge projects
  • Maintain accurate and up-to-date leasing records and reports to be used by Bridge�s internal Asset Management and Investment Management teams for both internal and external capital reporting
  • Work with the regional teams to create and manage the quarterly asset forecasting and appraisal processes. Provide thoughtful input to the teams to help guide the process and answer questions and respond accordingly
  • Develop and maintain strong, trustworthy relationships with the commercial brokerage community in the region
  • Participate in industry events and networking opportunities to promote Bridge and its projects
  • Work with Regional VP and internal corporate personnel to understand capital partner needs and provide responses and/or recommendations when asked
  • Conduct market research to stay informed on industry trends and competitors in order to make informed leasing decisions
  • Assist the Head of Asset Management with credit review for all tenants nationally. Ability to review and understand financial statements and summarize key points of interest within the statements, alongside a comparison to potential lease terms
  • Visit assets regularly, maintain professional relationship with the regional teams, tour competing projects and have a thorough understanding of the markets and submarkets where the assets are located

Qualifications


Candidates should be a real estate professional with at least 3-5 years of related experience in connection with leasing, asset management, sourcing, negotiating, and executing industrial leases/contracts. The successful candidate should have strong relationships with brokers, users, and others in the industry, along with a demonstrated track record of successful transactions and a deep knowledge of the market.
