Full Job Details

Essential Duties and Responsibilities

• No less than 2 times per year, proactively inspects and inventories the various building systems and site components requiring maintenance, repair, and replacement
  
• Creates, manages, and maintains a maintenance calendar for the facilities and ensures execution of the items on the calendar
  
• Maintains & utilizes a vendor/supplier/contractor list for all required trades including collecting and maintaining insurance for any entity providing labor
  
• Utilizes the vendor/supplier/contractor list to provide service at competitive pricing (a minimum of three quotes is required for any item in excess of $5,000)
  
• Obtains, tracks, and manages all product and equipment warranties to ensure proper coverage and minimize company expenditures
  
• Responds to repairs on an as needed basis by completing the repair alone, or by leveraging other company resources or by bringing in outside vendors/contractors depending on the scope of work
  
• Manages the DE facilities requests from the Terminal Director, Port Manager, QA/QC Specialist, Warehouse Manager, PENSKE, and/or Johnson Equipment Trailer Shop:
  
• Responds within 1 workday to all emails outlining a timetable for addressing the issue
  
• Addresses all items within 3 workdays unless items required for repair/replacement are not readily available (must be ordered), in which case provides a modified timetable
  
• Ensures all work whether self-performed or performed by an outside contractor is done in a safe manner protecting the workers, tenants, and any 3rd party
  
• Maintains all paperwork, hours, and invoices for all projects
  
• With the assistance of Administration, creates billing to all tenants whether they be part of the Leonard�s Express family of companies or an outside tenant (i.e., PENSKE)
  
• Inspects repair work, construction, and daily maintenance to ensure work is complete and within local, state, and federal regulations
  
• The Facility Maintenance Technician is expected to be available by cell phone (not email) during nonworking hours for emergency repairs only (items that if not corrected with urgency will have significant impact on operations or result in significant additional damage to the facilities)
  
• This job function will be expected to self-perform repairs, replacements and maintenance when appropriate
  
• The Facility Maintenance Technician will assist Property Maintenance with snow removal during significant weather events

Education, Experience, and Other Requirements

• High school diploma or equivalent (GED)
  
• 3 - 5 years� experience in maintenance and construction (i.e., plumbing, carpentry, electrical, or mechanical)
  
• Valid driver�s license
  
• Physical and manual dexterity skills
  

Physical and Environmental

The Facility Maintenance Technician is primarily located in both a climate-controlled office and outdoor environment with low to high noise levels depending on which job duties are being performed. While performing the duties of this job, the employee is regularly exposed to fumes or airborne particles. The employee is frequently exposed to work near moving mechanical parts, risk of electrical shock and vibration. The employee is occasionally exposed to wet or humid conditions (non-weather); toxic or caustic chemicals; outdoor weather conditions and extreme cold (non-weather). Physical requirements include:

• Must be able to lift up to 50 pounds frequently and lift and/or move up to 75 pounds with assistance
  
• Must be able to travel to neighboring offices for offsite jobs
  
• Must be on time for all scheduled shifts and work all scheduled days, proper notice and reason must be provided if unable to work any scheduled day
