Position Summary:


The Project Manager will work within the Project Management team to manage commercial construction projects. An individual in this role provides information and office support to Field Superintendents, manages a project from start-up to completion and delivers the project on schedule and within budget.


Work Functions & Responsibilities


  • Develop the following at project start-up:
  • Submittal list/log and submittal packages
  • Project budget forecast
  • Construction schedule (developed with Field Superintendent)
  • Subcontractor contracts
  • Material purchase agreements
  • Owner/Contractor contract documents
  • Letter of transmittal
  • Provide the Field Superintendent with the following information when a project begins:
  • Complete scope of work including plans and specifications
  • List of material suppliers, subcontractors, owner�s representatives, building officials and any other key project personnel
  • Procurement schedule
  • Cost code list
  • Works with Owner/Architect/Superintendent throughout the project to ensure timely information flow
  • Attends and conducts pre-construction, weekly, and punch list meetings; record & distribute meeting minutes
  • Ensure timely submittal approvals and distribution of submittals and shop drawings to project team
  • Review cost reports, subcontractor invoices and supplier invoices to develop month end requisitions (AIA and letter form)Prepare and submit Change Orders and Requests for Information
  • Arrange for punch list to be developed and completed
  • Preparation of general documentation
  • Preparation of bid forms/documentation including proposal information
  • Coordination of surety bonding
  • Preparation of contracts for owners and subcontractors
  • Develop project cost estimates and submit bids, when necessary
  • Responsible for project profitability, client relationships and successful project turnover and closeout


Minimum Qualifications


  • Computer skills and knowledge of software including Microsoft Office and Adobe Acrobat
  • Ability to read and interpret blueprints
  • Must have a valid driver's License


Preferred Qualifications


  • 5+ years of Construction Project Management Experience.
  • Associate or Bachelor�s Degree in Construction Management or related field
  • Software experience: AutoDesk, Smartsheets, BuildingConnected, Procore
  • Project experience with Department of Transportation (DOT)


Physical Requirements:


  • Must be able to remain in a stationary position 60% of the time.
  • Occasionally move about inside the office to access file cabinets, office machinery, etc.
  • Continuously operates a computer and other office productivity machinery, such as a calculator, copy machine, printer and telephone.
  • Semi-frequent stair climbing.
  • Frequent trips to jobsites and project meetings in various locations
